YEAR OVER YEAR The median price increased ↑ 25.3% from last year's $997,500 while the average price increased ↑ 31.3% from $1,043,861: Parkland Home Sales January 2024.
PREVIOUS MONTH A higher median price and far fewer closings were recorded in January 2025 compared to the previous month: Parkland Home Sales December 2024.
MARKET DAYS Half of the homes went under contract in 71 days or less from being active on the MLS; the other half stayed on the market longer before offers were accepted. From listing date to closing date, the median was 107 days.
The median is the midpoint value where half the homes are in the upper range and the other half are in the lower range.
There was little difference in the number of closings compared to the same time last year, but the higher median price and longer days on market were a definite shift.
